The Bixby Terrace District of Long Beach gets its name from The Bixby Family. The Bixby's owned the two major Spanish Land Grants from which most of Long Beach was developed. The family still owns the Bixby land company and you will find there connected with many Parks, Business's and Areas of the city.


Bixby Terrace, was sub-divided and developed in 1937 by Debble-Chapman. On March 7th 1937 ad Pre-development ad was run in the Press-Telegram describing the area. Some of the High-lights of that advertisement were: " "Carefully Restricted" To stabilize property values in this new home center and to assure its permanent desirability as a place to live. Bixby Terrace is to be developed according to one of the most complete and most intelligently conceived codes of restrictions of restrictions which has ever been adopted for a Southern California community."

Over the years most of those restrictions have been removed as violations to the Constitution and various court decisions. There is still a very active Homeowners Group that work to protect property values and the appeal of the area.

Single family homes predominate the area built between 1937 and 1940. Homes are small 1,000 to 2,000 Square Feet, they are by no means modest mostly on Raised Foundations, with Hardwood Floors. With contemporary architecture  of the period.

The Original lots sold as low as $900. Including the cost of all improvements, streets, lighting, sidewalks, and alleys. A home could be built as low as $3,500.00.

The area was developed during the biggest housing boom in Long Beach in the 7 years follow the 1930 Boom.
